Terms and Conditions of Booking

1. General Information
Welcome to Book Adriatic Nekretnine! We offer a variety of premium rental properties in Zadar and its surrounding areas. By making a reservation through our website, you agree to these Terms and Conditions.

2. Scope of Service
Our company, Book Adriatic Nekretnine d.o.o., serves as the intermediary between you (the guest) and the property owner. The booking confirmation you receive upon reservation is legally binding. The booking contract is established once you receive a confirmation, and your payment is processed.

3. Booking Process
Bookings can be made via our website, by phone, or through email. When you submit a booking request, you are offering to reserve a property based on the details and prices provided. A binding contract is concluded once you receive a confirmation email from us.

4. Payment Terms

• Upon booking, a 30% deposit is required to confirm your reservation.
• The remaining balance is due 30 days prior to arrival.
• For bookings made within 30 days of the check-in date, the full amount is due immediately.

Payments can be made by bank transfer or credit card. All payments are processed in Euros (EUR). For payments made after 15:00, the next working day will be considered the payment date.

5. Cancellation Policy
Our cancellation policy applies as follows:

• Cancellation more than 30 days before arrival: 30% of the total booking price will be charged.
• Cancellation between 29 to 7 days before arrival: 75% of the total booking price will be charged.
• Cancellation 6 days or less before arrival, or in case of no-show: 90% of the total booking price will be charged.

Please note that these terms apply generally across our properties. For any specific property, the individual cancellation terms will be stated at the time of booking. If you wish to cancel your booking, please inform us at the earliest possible moment, and we will do our best to accommodate your needs.

6. Damage Deposit
A damage deposit may be required for some properties. This will be collected upon arrival and refunded after check-out, provided there are no damages or additional charges.

7. Check-In / Check-Out
Check-in is from 3:00 PM on the arrival day, and check-out is by 10:00 AM on the departure day. Early check-in and late check-out are subject to availability and may incur additional charges.

8. Guest Responsibilities

• Guests are responsible for their behavior during the stay and for any damages caused to the property or its contents.
• Guests should ensure that the property is left in a clean and tidy condition at the time of departure.
• The property is for the exclusive use of the guests listed on the reservation. No other persons are allowed to stay without prior permission from the property manager.

9. Special Requests
Any special requests, such as early check-in or late check-out, must be made in advance and are subject to availability. We will do our best to accommodate any requests but cannot guarantee them.

10. Insurance
We strongly recommend that you take out travel insurance that covers cancellations, delays, or medical emergencies.

11. Property Rules
Each property has its own set of house rules, which are provided at the time of booking. Guests must comply with these rules during their stay.

12. Limitation of Liability
Book Adriatic Nekretnine is not liable for any accidents, injuries, loss of belongings, or damages incurred during your stay. The company is also not responsible for any third-party services or disruptions that may occur during your stay.

13. Governing Law and Jurisdiction
These Terms and Conditions are governed by Croatian law. Any disputes shall be resolved in the courts of Zadar, Croatia.
